If you manage a commercial building or a strata complex, broken or fogged windows are a recurring line on your work order list. We get called for three common ones: cracked single panes, sealed units that have fogged, and stiff or broken window hardware.
Single pane cracks
Usually impact damage or thermal stress. We measure the opening, source matching glass thickness and tint, and replace in one visit. For occupied offices we schedule outside core business hours.
Fogged or failed double-glazed units
Insulated glass units (IGUs) have a seal around the perimeter that traps a dry air or argon gap between the two panes. When the seal goes, moisture gets in and the unit fogs internally. It is not a wipe-down job, the IGU has to be replaced. We measure to the millimetre, order the IGU to spec, and swap it out without touching the frame.
Hardware: hinges, stays, locks
Awning and casement windows live and die by their hardware. Stays that have lost tension let the sash bang in wind. Worn hinges cause the sash to drop and rub. We carry replacement stock for common Whitco, Doric and Yale lines and can replace most hardware on the same visit.
Working in occupied buildings
We bring drop sheets, dust barriers, our own waste bins and a HEPA vacuum. Tenants barely notice us. We can work after hours or on weekends if a tenant cannot have us in their suite during the day.
Strata-friendly paperwork
One invoice per lot, separated photos, before and after on each pane. Compliance statement against AS 1288 attached. That goes straight into the strata records and out to insurers if needed. Less back-and-forth, faster sign-off.
